Getting Your Home Ready For Photos/Sale

Here is a list of things to do to improve your home for upcoming photographs and sale. Remember that the goal is to make the home appear as close to a model home as possible. If there are any home repairs that need to be made, take care of them ahead of time. While we don't expect every item on this list to be checked off, please use this as a tool to guide you in preparing your home for the best photos results. 

Front Exterior


  • Make sure garage doors are closed
  • Remove cars from driveway and front of property
  • Remove empty planters
  • Sweep cobwebs and leaves from door frames and porch
  • Remove visible water hoses
  • Remove toys, sports equipment, basketball goals, etc...
  • Remove any garbage and recycling bins
  • Have lawn and landscape tended to
  • Take down any holiday decor as to not date the pictures


Backyard

  • Clean up porch/deck
  • Make sure that any deck furniture is not faded from sun
  • Clear out any toys and sports equipment
  • Clean pool
  • Hide any pool cleaning supplies
  • Remove any visible water hoses
  • Remove any garbage and recycling bins
  • Have lawn and landscape tended to


Kitchen


  • Completely clear off the counter, including knife blocks, baking supplies, small appliances, etc...
  • You may have a maximum of one small appliance out, for example, a coffee pot or a toaster
  • Clear fridge of magnets, photos, papers, etc...
  • Hide garbage and recycling bins
  • Remove dishes from the sink
  • Open all blinds to allow in as much natural light as possible


Dining Room and Table

  • Clear off dining room table, dust and polish the table top
  • Use decorative place setting if available
  • Feature one center piece such as a bouquet of flowers
  • Straighten all chairs and space them evenly
  • Remove any child seats and booster chairs


Living/Family Room


  • Remove stacks of newspapers, magazines, mail, papers, etc...
  • De-clutter the fireplace mantel. No more than five items, including art
  • Clean interior of fireplace and re-paint if needed
  • Fluff and arrange furniture pillows
  • Remove children's toys
  • Turn off all fans
  • Open all blinds to allow in as much natural light as possible


Master Bedroom

  • Make bed, use decorative pillows and shams if available
  • Press bed linens and bed skirts so that there are no wrinkles
  • Clear nightstands of personal items
  • Store away any charging cords
  • Remove clutter from top of dressers
  • Remove any family photos from the walls
  • Clean under the bed, removing items that may show in the photos
  • Turn off any fans
  • Open all blinds to allow in as much natural light as possible


Guest Room/Kid Room


  • Remove personalized names from walls
  • Remove wall stickers and posters
  • Remove diaper genies
  • Clean under bed, removing items that may show in photos
  • Make bed with pressed linens, using decorative pillows and shams if available
  • Turn off any fans
  • Open blinds to allow in as much natural light as possible


Bathrooms

  • Clear counter tops completely. No soaps, toothbrushes, medications, deodorants, hair products, makeup, etc...
  • Put toilet seats down
  • Remove shampoo, soap, loofahs, etc...from showers and tubs
  • Remove dirty towels, leave out only fresh, unused towels
  • Remove floor mats
  • Make sure mirror is wiped down


Pets


  • Place food and water bowls in a pantry or closet, hidden from plain view
  • Place pet bed and toys in a pantry or closet, hidden from plain view
  • Use lint roller on furniture to remove pet hair
  • Contain pets in a hidden crate or outside
  • Clear the backyard of pet waste and any pet toys
